from the dawn of civilisation, land has been found to have value for its capaci~ to provide the essentials of life like food, cloth and shelters, The history of valuation speaks that need for standardisation of proper\)' valuation appeared enormous~ in United Kingdom after the proper~ crisis in seventies. The British financial world composed of bankers, accountants, take over panel etc was very upset due to haphazard valuations conducted by incompetent personnel. So the innuential organisation of Royal Institute of Chartered Surveyors began to think serious~ towards the standardisation of valuations. The Red book on valuation standards was created; which was followed by White book which indicated methodsand approaches for proper~ valuation.In this paper an attempt has been made to highlight the points to be looked into for valuation of the proper\)' of commercial ~pe in the international market. The methods discussed in the paper will remain same in almost all the ~pes of properties exceptwith some minor changes which have to be madedepending the ~pe of proper~ to be valued.
